Home condition surveys
The health and safety of our customers is our top priority. One way we make sure your home is safe is by carrying out a home condition survey (sometimes called a stock condition survey).
A home condition survey is carried out by a surveyor. The surveyor does a visual inspection of the inside and outside of your home, including your:
- Doors
- Windows
- Guttering
- Electricity board
- Boiler
- Kitchen
- Bathroom
During the survey the surveyor checks and reports any health and safety-related issues so they can be fixed.
We're not checking how tidy your home is. We're checking your home meets health and safety standards and is in a good state of repair. This means that by taking part you are helping us keep your home safe.
These surveys also inform our approach to repairs and how much we need to invest in our homes.
How will you contact me?
If your home is due a home condition survey, we will send you a letter a couple of weeks before it’s due to tell you all about it.
Will I need to be in?
You must be in for the survey, so let us know if you want to rearrange your appointment.
We understand that not everyone can be around during the day. If you need to arrange an appointment for a time that works better for you please contact the team.

Who will survey my home?
Home Group colleagues carry out most surveys. We also sometimes use trusted partners. All surveyors:
- Have had a full DBS enclosure check
- Are up to date with all required training
Home visitor safety
Always check the ID of any person you let in your home.
All our surveyors carry IDs which they will show you, but if you have any concerns, please get in touch with us.
The day of the survey
It is important we do a thorough job, so surveys take around 30 to 45 minutes.
The surveyor will look at the inside and outside of you home, recording what they see and report any health and safety concerns.
Our surveyors are a friendly bunch, so feel free to ask them any questions.
Getting ready for the survey
Please don’t think you need to tidy up for us. But we appreciate it if you make it easy for us to access:
- Each room in your home
- Your loft (if you have one)
- The electric board
- The boiler
That way we won’t hold you up for longer than we need to on the day.
Reporting repairs
Our surveyors are experts at spotting health and safety issues and they will report any they spot.
