What facilities are available?
There’s lots of facilities at Webb Ellis Court to support you, as well as areas for the wider community to visit, this includes:

Who delivers the care on-site?
Home Group deliver care on-site 24 hours a day, seven days a week for those who have planned care packages or to respond to emergency needs. You can choose to have your care package delivered by another provider if you'd like to.

How many apartments are there?
There are 31 two bedroom and 32 one bedroom apartments at Webb Ellis Court.
Are the apartments to rent or buy?
All the apartments are available for affordable rent.
Are the apartments furnished?
No, the apartments are unfurnished, but flooring and an electric cooker and hob is gifted to the first person to let each apartment.
The plumbing and electrical points needed for a washer/dryer and network points for phone and broadband are provided.
You need to provide your own furniture and soft furnishings, but we can support you in sourcing furniture if you don’t have your own.
What are the bathrooms in the apartments like?
All the apartments have a wet room style bathroom with a shower. There’s also an assisted bathing suite which you can book to use.
Applying for an apartment
Am I eligible to live at Webb Ellis Court?
To be eligible you need to meet the following criteria:
- You’re aged 55 or over. In exceptional circumstances applicants under this age will be considered - for example someone with a long term disability or condition
- Any partner living with you is aged 50 or over
- If you’re an older carer with an adult son, daughter or dependant with a learning or physical disability who requires care and support you’ll be considered
- You have a care, support and/or a housing need
- You have a positive attitude towards retaining or regaining independence
Please note, you normally need to be a resident of the Scarborough borough to apply to live at Webb Ellis Court, but we also consider applications from out of the area (for example if you have local connections).
How can I apply to live at Webb Ellis Court?
You can express an interest in living at Webb Ellis Court through Scarborough Borough Council or directly with Home Group using the form below.
If you have a social worker they’ll be able to fill in a referral form for you or they can help you complete one - this can then be sent to Home Group alongside any care assessments to scarborough@homegroup.org.uk.
If you don’t already have a social worker, you can refer yourself directly to Home Group by using the form below - once we’ve received your referral, our team can then contact you to chat you through the process. This will include having an assessment with adult social care to determine the level of care and support you need.
How are the apartments allocated?
We work with North Yorkshire County Council and Scarborough Borough Council to allocate apartments, and decisions are based on the eligibility criteria.
Living at Webb Ellis Court
Can I bring pets?
We work with you during the assessment process to determine whether it would be suitable for you to bring pets to the scheme, and we assess this on a case by case basis. If you’d like to find out more about our pet policy please let us know by contacting using the form below.
Is there a laundry room on site?
There isn’t a communal laundry room as there’s space in the apartments to fit either a washing machine or combined washer/dryer. There’s also a communal clothes drying area in the garden.
Is there car parking?
There are two car park areas to the front of the building. These are available on a first come, first served basis and are managed on a permit system to make sure they are used by customers, colleagues and visitors to Webb Ellis Court only.
What are the cooking facilities like?
An electric cooker and hob will be gifted to the first person to let each apartment. There’s also a restaurant and café where you can buy meals, drinks and snacks.
How are repairs managed?
Colleagues at Webb Ellis Court can help you log a repair through our customer service centre. We also have an on-site handyperson who can help with maintenance and repair issues.
What TV services are available?
BT and Sky connections are available for you to set up your account.
Costs and charges
What are the costs and charges at Webb Ellis Court?
The rent charge has been agreed with Scarborough Borough Council and is eligible for housing benefit.
Per month, the rent cost, including all eligible service charges for communal facilities is:
One Bedroom: £1243.39
Two bedroom: £1403.86
We also ask for a small contribution of around £1.99 per month for things not covered under the service charges like communal WiFi and TV licences.
At Webb Ellis Court, we also provide one waking care colleague on site 24 hours a day, seven days a week. This resource will not be allocated to any planned support hours, but will be available to all customers (regardless of their chosen care provider) - to be used flexibly as needed in emergency situations. This is funded through the wellbeing charge, which is £191.97 a month per apartment and is mandatory for all customers.
Having this additional resource offers customers:
- A swift response to alarm calls and emergencies by trained reablement team members
- The ability for those with care needs to remain in their own home, safe in the knowledge that help is available if needed
- The ability for the provision of wellbeing activities out of core working hours to optimise social inclusion
- A reduction in the need to increase care packages at short notice, for example hospital discharges, where a customer may require additional short-term reablement support
- A reduced need for hospital admissions/readmissions
How does the billing for utilities work?
Gas, electricity and water are all serviced through one main supply to the building and each apartment will have its own individual smart meter. You pay for these services through us rather than setting up an account with a utility supplier. These meters are all smart meters and the information is electronically gathered and sent to Watkins who are our designated third party metering company.
We will always make sure that the best value is always achieved in purchasing gas, water and electric on your behalf. We can not make a profit out of your utility bills.

What do you love about your home?
I love everything. It’s safe and the staff are very good to me.
Where have you lived in your life?
I moved from York when I lost my Mum, and I moved to Scarborough when I was 29. It’s the best thing I have ever done. Before moving to Webb Ellis Court I lived in a flat where I didn’t feel safe.
Who do you live with and why?
I live on my own but I am surrounded by friendly people.
What’s good about living in a Home Group home?
I love living at Webb Ellis Court because there are always people I can go to if I am worried about anything. The staff are extremely helpful and offer advice and guidance when needed. I enjoy all of the activities, especially bingo and the coffee mornings.
My confidence has also grown since being here as I feel safe and welcome. I am very very happy here.
Tell us about some of your favourite sentimental things...
My mothers photos for good memories. My Welsh watch for even more good memories. I also love the sailing ship in my living room as my Grandad used to sail on them and tell me stories all about it.
I love living at Webb Ellis Court because there are always people I can go to if I am worried about something.
