Railway Bridge View includes 23 two bedroom and 42 one bedroom apartments - with 60 available for affordable rent and five available through shared ownership.
Ten of the apartments will also have a dementia focus, with four adapted with an open plan layout. There is 24 hour support available from our colleagues on site if you need it, with a person-centred approach helping you to stay independent.
You have choice and control over the care you receive. You are encouraged to get involved with the community at Railway Bridge and you always have a say in how we do things.

What facilities are available?
We have a range of services available at Railway Bridge View, where you can enjoy your time and interact with others in the local community - all in one place. The scheme will act as a community hub with a mix of customer only and visitor areas, including:

About the apartments
Will the apartments be to rent or buy?
There are 60 apartments available to rent, and five available to buy through shared ownership.

How many one and two room apartments will there be?
There will be 42 one bedroom apartments and 23 two bedroom apartments.
Will the apartments be furnished?
No, all of the apartments will be unfurnished, but when the scheme first opens flooring, an electric cooker and hob are gifted to the first person to let each apartment.
The plumbing and electrical points needed for a washer/dryer will be provided, as well as network points for phone and broadband.
Customers will need to provide their own furniture and soft furnishings, but we can support you to source furniture if you don’t have your own to bring.
What are the cooking facilities like?
When the scheme first opens an electric cooker and hob will be included and gifted to the first person to let each apartment. There is also be a café where customers can buy meals, drinks and snacks.
What are the bathrooms in the apartments like?
All the apartments have a level access bathroom with a shower. There is also an assisted bathing suite which customers can book to use through a booking system.
Applying for an apartment
What is the eligibility criteria for the scheme?
To be eligible for one of our apartments, you’ll generally need to meet the following criteria:
- You’re aged 55 or over. In exceptional circumstances applicants under this age will be considered, for example someone with long term disability or condition
- Any partner living with you is aged 50 or over
- If you’re an older carer with an adult son, daughter or dependant with a learning or physical disability who requires care and support you’ll be considered
- You have a care, support and/or a housing need
- You have a positive attitude towards retaining or regaining independence
If you’d like to rent an apartment, you’ll normally need to be a resident of the borough, but we’ll also consider applications from out of the area (for example if you have local connections).

How do I apply for a shared ownership apartment at Railway Bridge View?
We have one and two bedroom apartments available to buy through shared ownership at Railway Bridge View - we’ll consider those aged 55 and over, and you don’t necessarily need to have a requirement for care or support. Where applicable, a care assessment will be completed by the council’s adult services team.

Applying for a rented apartment at Railway Bridge View?
If you have a social worker they’ll be able to fill in a referral form for you or they can help you complete one - this can then be sent to Home Group by emailing brighouse@homegroup.org.uk alongside any care assessments.
If you don’t already have a social worker, you can refer yourself directly to Home Group by using the form below. Once we’ve received your referral our team can then contact you to chat you through the process. This will include having an assessment with adult social care to determine the level of care and support you need.
How are the apartments allocated?
We work with Calderdale Council to allocate apartments for affordable rent and will use an expression of interest list (rather than a waiting list), as we need to allocate a mixture of care hours and consider people with different levels of care need.
When an apartment becomes available, the scheme manager will liaise with the care manager to establish the remaining care hour availability at the service, and they’ll then consider affordable rent applicants on the expression of interest list who match the care hour need.
Will local residents be able to secure a tenancy?
In line with the eligibility criteria, we consider where an applicant lives and any family associations when allocating apartments for affordable rent.
Living at Railway Bridge View
Who will deliver the care on site?
Local company Roche Caring Solutions will provide support at Railway Bridge View, and will be contracted to deliver care on site 24 hours a day, seven days a week for those who have planned care packages, or to respond to emergency needs. Customers can choose to have their care packages delivered by another provider if they would like to.
Will there be a laundry room on site?
There won’t be a communal laundry room available for customers to use as there’ll be space in the apartments to fit either a washing machine or combined washer/dryer.
Can I bring pets?
We work with customers during the assessment process to determine whether it is suitable for them to bring pets to the scheme,. We assess this on a case by case basis.
How much car parking is available?
There is a car park at the front of the building, off Scotty Croft Lane, with 12 spaces. This area is mainly for customers living at Railway Bridge View, and is managed with a permit system. An electric vehicle charging point will also be accessible from some of these spaces.
We also have a car park with access off George Street at the back of the development with 21 spaces, including four disabled parking bays - this will mainly be where our colleagues park and again will be managed with permits.
How will repairs be managed?
Colleagues at Railway Bridge View can help you log a repair through our customer service centre. A handyperson is also available on site to help with maintenance and repair issues.
What TV services will be available?
BT and Sky connections are available for customers to set up their own account.
Costs and services
How much will the apartments cost to rent?
- The rent and the vast majority of service charge is agreed with Calderdale Council and is eligible for housing benefit
Rent (including eligible service charges):
- One bedroom - £1102.23 per month
- Two bedroom - £1262.23 per month
Plus ineligible service charges: £2.22 per month
How does the billing for utilities work?
Gas, electricity and water are all serviced through one main supply to the building and each apartment has its own smart meter.
You pay for these services through us rather than setting up an account with a utility supplier. These meters are all smart meters and the information is electronically gathered and sent to Watkins who are our designated third party metering company.
We will always make sure that the best value is always achieved in purchasing gas, water and electric on your behalf. We can not make a profit out of your utility bills.
