When considering estate regeneration, our regeneration team works nationally to analyse the performance of our stock and estates. We follow a detailed governance process to support the way we make decisions about our homes, identifying opportunities to see if we can build better, higher quality new homes that are currently failing to meet the long-term aspirations for the needs of our current and future customers.

Our engagement and consultation strategies seek to work in partnership with our customers, young people and local stakeholders to ensure that they play an active role in shaping the future of their local communities and help promote social cohesion, wellbeing and independence.

As a social enterprise and charity, all surplus made by our outright sales activity is reinvested into our communities.v

There is no comparison between our old home and the new home we've received. In our old property we were overcrowded, had windows that didn’t close properly and a kitchen that was older than me! It is so lovely to be able to invite people into our new home and feel proud rather than ashamed.

Placemaking through regeneration

The challenge
Elizabeth has lived in East Balornock since 1986. As part of the regeneration of the estate, she and her family needed a new home that worked better for everyday life, particularly for her grandson, who has autism. Their previous maisonette made things harder, especially around mobility and safely using outdoor space.

Our support
We worked closely with Elizabeth and her family to understand what they needed from their new home. This wasn’t just about accessibility, but about supporting the family’s emotional wellbeing and day‑to‑day routines.

To do this, we:

- Listened carefully to the family’s ideas and concerns
- Made sure their new home was a single‑level bungalow to make daily life easier
- Arranged support from an occupational therapist to better understand Elizabeth’s grandson’s autism and specific needs

The impact
“Previously, if my grandson wanted to play in the garden, someone had to go and sit outside with him. Now, with the garden off the back of the kitchen, he can play, and we can keep an eye on him from the house."

The move has made a real difference to family life. The layout has reduced stress and made everyday activities simpler and more comfortable for the whole family.

What changed
By putting the family’s needs at the centre of the regeneration process, we helped Elizabeth and her family feel supported throughout the move and more settled in their new home. Their experience highlights how listening, flexibility and specialist support can create homes that genuinely support wellbeing.
