Insuring your home

In most cases where Home Group is the freeholder of your building, we are required under the terms of the lease to provide buildings insurance cover on your behalf. We have a bulk insurance policy which covers all leasehold and shared ownership properties where we are the freeholder. The cost of this is recovered through your service charge. However if there is a managing agent for your property they may provide the insurance cover.

Our buildings insurance is with Zurich Municipal.

Yes, an excess of £100 applies which all leaseholders have to pay for each and every claim they submit, this increases to £350 for the escape of water and £1,000 for subsidence related claims.

The buildings insurance we arrange does not include the contents of your home and you are responsible for arranging your own contents insurance.

If your property will be left unoccupied for more than 60 days, the excess you will need to pay for malicious damage, storm, flood, escape of water and other damage will increase to £500. 

If the property remains unoccupied for a further 60 days then cover will be reduced and will completely exclude:

• Malicious damage
• Escape of water
• Theft
• All other damage

It will be limited to cover for:

• Fire
• Lightning strike
• Earthquake
• Aircraft impact

Where your property is unoccupied, you or somebody authorised by you will need to take reasonable precautions to safeguard it.  You will need to: 

1) Switch off the mains water supply services and drain the water system other than:

• The mains services which are needed to maintain any sprinkler systems in full working order or to keep the property in a marketable condition for sale/lease and in these circumstances the heating must be maintained at a minimum temperature of 5 degrees Centigrade. The heating only needs to be kept on between the months of October and May.

2) Ensure a competent and qualified professional caps the Electric and Gas supply other than:

• The circuit(s) of the electricity supply which is/are needed to maintain any fire or intruder alarm system in operation

3) Thoroughly inspect the building both internally and externally at least every 14 days and

• Record the inspections
• Rectify all defects in maintenance and security immediately
• Remove accumulations of combustible material such as junk mail, in and around the property during the inspection

4) Secure all window and door locks

5) Seal all letter boxes to prevent insertion of any materials or liquids. This is only applicable where the letter box is on the outside of the property. Not into a contained communal corridor.

6) Assess the building and appropriately secure it against third party entry

7) Remove any valuables that may be visible
