Mid Market Rent
Mid Market Rent is affordable housing for customers in Scotland. It is aimed at helping households on modest incomes access high-quality rented homes.
What is Mid Market Rent?
Mid Market Rent (MMR) allows customers in Scotland to pay rent at levels below the normal private market rent level in the local area.
However, rents are higher than a customer would normally expect to pay in social housing.
Mid Market Rent is an alternative solution for people:
• Struggling to find affordable private rent homes. It also enables them to save for home ownership
• Who have difficulty accessing social rented housing
• Aren't in a position to buy their own home or rent privately
We have MMR properties in Dundee, Edinburgh and Glasgow. We also have a growing development programme for MMR. We are exploring new opportunities to offer housing to meet the needs and aspirations of our customers in different areas.
Mid Market Rent explained
Who is eligible for Mid Market Rent?
- Those aged 18 plus
- Those with no bankruptcy, CCJ's, IVA's or trust deeds
- First time buyers
- Those living in the private rented sector
- Those living with family, friends or relatives
- Those who don’t currently have a secure tenure
- Owners of properties where a change of circumstances (for example; health, or relationship breakdown) is forcing or requiring a move
- Those on waiting lists for council or housing association homes
Rent cannot exceed 35% of the gross household income. Total household income at the time of applying should be within the following ranges:
- £24,000 - £46,000 in Dundee
- £28,000 - £54,000 in Edinburgh
- £24,000 - £46,000 in Glasgow
These income levels are updated and reviewed on a regular basis.
How does Mid Market Rent work?
You will be issued with a Private Residential Tenancy (PRT). This is the same as the tenancy agreement you would get in the private rented sector.
As a landlord we are duty bound to provide the written terms of the PRT under section 10 of the Private Housing Tenancies (Scotland) Act 2016.
Rent levels are reviewed annually. This is to take inflation into account. Any increases will generally take effect from 1st August.
In line with the PRT agreement, rent cannot be increased more than once in any twelve month period. The landlord must give the tenant at least three months notice in writing.
Unlike previous tenancies, the PRT is an open ended agreement. This means it doesn’t have a fixed length or a fixed end date. This agreement provides better security for customers and removes the ability for a landlord to evict at a tenancy end date.
What are the benefits of Mid Market Rent?
Our MMR homes are high-quality, secure and accessible. They are also sustainable, energy efficient and easy to maintain.
Our MMR homes come fully decorated and with:
- Window coverings
- Floor coverings
- Oven, washing machine, fridge-freezer
We are responsible for:
- The maintenance of your home including repairs. We have to do pre-tenancy checks to identify any work needed to meet the Repair Standard
- Repairing or replacing any items supplied with the property. That's things like white goods and floor coverings
You are responsible for:
- The cost of repairs which are a result of you being at fault or negligent
When you sign up to rent one of our MMR homes, we will talk you through the details of repair responsibilities.
What size home can I apply for?
When you apply for one of our MMR homes, we will offer you a home which matches the needs of your household. We usually allow for no more than one additional bedroom.
The below criteria generally apply:
A household of up to two people would be accommodated in a one bedroom home:
- A single person
- A couple
A household of three people would be accommodated in a two bedroom home:
- A couple with a child
- A single person with one child
- Two single people
A household of four people would be accommodated in a three bedroom home:
- A couple and one or two children
- A single person and one or two children
- Two single people and two children
Do I need to pay a deposit?
A deposit equal to one month’s rent is due before you start your tenancy.
This is a security deposit. This is to cover the costs of any damage caused to your home by you, or for any unpaid rent when your tenancy ends.
The deposit is kept with an approved tenancy deposit scheme. We use Letting Protection Scotland (LPS). Within 30 days of paying your deposit, we will hold it with LPS and send you a confirmation.
At the end of your tenancy, LPS repay the deposit, unless you and us the landlord are in dispute.
If there is a dispute, LPS will ask for evidence from everyone involved. This is to help them decide how to allocate the deposit. It will then resolve the dispute and issue the deposit inline with their findings.
If there is a joint tenancy, you will need to choose a lead tenant. This person will be attached to the deposit.
Can I decorate my home?
When you get the keys to your home, it will already be fully decorated for you. We would not give permission to wallpaper.
If your home is a new build, we would not give permission to decorate in the first 12 months. This is so the property can settle.
The builder also needs to complete their 12-month defect liability inspection.
If you want to decorate your home after those 12 months, you need written permission. If we do give permission, you need to return the property to the original condition and colour scheme when you end your tenancy.
