These new homes will offer modern, comfortable living spaces that cater to a range of needs. These ensure a positive and sustainable contribution to Dundee's future.

Background

Mill O'Mains phase four is a continuation of Home Group Scotland's commitment to urban renewal. The development will provide a mix of two, three, and five-bedroom homes, cottage flats, and one and two-bedroom flats. It will also include a dedicated block of flats for Dundee Health and Social Care Partnership. These offer vital housing to support the community.

Dundee has proven to be an attractive and dynamic area for Home Group Scotland's housing developments. In the last three years successful projects were completed in nearby locations at Haddington Avenue and Pitkerro Road.

The challenge

Existing services creating costly diversions.

The site for Mill O'Mains phase four posed several challenges, particularly due to its previous use as the location for old three, four, and five-story flats. These flats, which had been in disrepair for many years, were demolished approximately 20 years ago. Since then, the land had remained vacant.

Previous flats had left behind existing services like gas, electric and water infrastructure which made a significant challenge.

This created complications during the initial design process. Early iterations of the project would have required costly diversions of these utilities. These unforeseen costs made initial tenders for the project nonviable, delaying the development and requiring further redesign efforts.

The development site was also split into two plots by a petrol station, further complicating the site layout and planning process.

The solution

In response to the challenges presented by the site, Home Group Scotland partnered with McTaggart Construction Ltd in late 2022. This helped to bring fresh perspectives and expertise to the project. A new design team, including Oliver & Robb Architects, was appointed to address the issues that had hindered the development.

The design team reviewed the previous plans and worked closely with Home Group Scotland to identify areas where costly service diversions could be avoided. The new site layout was reworked to ensure that the existing infrastructure was better integrated into the overall design, reducing potential additional costs.

This redesigned plan included a mixture of housing types: two, three, and five bedroom homes, cottage flats, and one and two bedroom flats. Importantly, a block of flats with eight units was incorporated for Dundee Health and Social Care Partnership. This demonstrates Home Group Scotland's commitment to meeting diverse housing needs.

Upon completion, Mill O'Mains phase four will bring the total number of new homes developed to approximately 300. These homes will provide a variety of tenure options, including social rent, mid-market rent, and shared ownership. These cater to a diverse range of residents. 

Sustainability is a core value of Home Group Scotland, and these new homes will be highly energy-efficient. They feature modern insulation, glazing, and heating systems. This design will help reduce energy consumption. This means lower bills for residents whilst providing a comfortable living environment.

Home Group's philosophy of "building the right homes in the right places" will be realised through this development. It will not only address the housing demand in Dundee but also contribute to the city’s ongoing regeneration.
