Overview

About Concorde Close

Concorde Close located in Hounslow is wholly owned by Home Group. The estate comprises of 43 properties of social and affordable rent tenures, with a mixture of bedsits and 2 bedroom flats. We’re working with the community, local stakeholders and consultants to regenerate Concorde Close estate in Hounslow and bring quality homes to our customers. This scheme aims to provide a mix of quality homes to meet the broad range of local housing needs and contribute to achieving a truly mixed and balanced community.

The estate was originally built around 1977 and has developed issues that can’t be addressed with ongoing maintenance. Customers have experienced a number of problems due to the outdated design and building techniques used, such as:

  • Properties in a state of decline
  • Outdated heating and insulation generating high energy bills
  • Unsuitable housing for community needs resulting in overcrowding and under-occupation

Poorly designed communal and private areas and a lack of security have lead to a rise in anti-social behaviour such as:

  • Fly tipping
  • Rough sleeping
  • Drug dealing and using
  • Non-resident access
  • Noise complaints associated with non-residents
  • Non-resident parking

Regeneration will give our customers:

  • Lower fuel bills with energy efficient homes
  • Peace of mind with security features
  • Green open spaces to enjoy
  • Modern homes meeting customer needs
  • Housing which meets the needs of the wider community
  • Well located social rent and affordable housing

Options for Concorde Close

The original proposal for the regeneration of Concorde Close was refused at planning committee in January 2019. Since the refusal, Home Group has sought advice from a range of stakeholders and experts on how to proceed. As a result, Home Group has decided not to appeal the refusal. Home Group are committed to undertaking a full review of the refused scheme and also revisiting options for the estate. These options include:

Option 1 - Ongoing Maintenance

Option 2 - Refurbishment

Option 3 - Part Refurbishment / Part Redevelopment

Option 4 - Full Redevelopment Scheme

Investing in quality homes

Planned maintenance, rather than regeneration, could cost over £3.3 million over the next 30 years, including around £2 million on structural repairs like external walkways, underpass ceilings, roof and stairwells. This figure doesn’t include the additional costs of responsive repairs, which are higher than average at Concorde Close compared to other Home Group estates.
