Plans for a multi-million pound regeneration scheme which will transform an unused prominent site have been unveiled.

Home Group has submitted plans to demolish Victoria House - a derelict large block of flats and retail units in North Cheam in the Borough of Sutton. In its place it hopes to build 90 new apartments and shops as part of a £28m regeneration of the area.

Victoria House has remained largely unused and empty since 2006 and previous plans by developers to regenerate the site did not materialise.
Ownership of Victoria House, on the crossroads of London Road and Malden Road, transferred to Home Group in 2014 and since then the company has held community consultation events and worked with the local authority and its team of designers to create a development which will enhance the area.

It plans to build apartment buildings of varying heights from four to 10 storeys which have been designed to be staggered to break up the mass of the building and to integrate into the skyline of the area.

The 90 homes will be made up of 33 one bedroom, 51 two bedroom and six three bedroom apartments. The plans include landscaped public space, a communal garden areas for residents, 96 cycle spaces, 55 car parking spaces and three motorbike spaces.

Joe Richardson, Home Group head of delivery, said: “When we came into ownership of the building in 2014 we knew that we could improve upon the previous plans which had been approved.

“We understand the community’s frustration that Victoria House has remained unused since 2006 and we know this is an important site to the community, which desperately wants to see the site brought back into use, so we’ve worked closely with our architects and the local authority to make sure these plans work for everyone.

“We’ve now submitted what we think are really exciting proposals which will provide quality design led homes for those who want to live in the area and a design which will enhance the skyline and positively contribute to the area.”

The proposal also includes plans for three retail units on the ground floor of the development.

It is proposed that the majority of the homes will be for available for outright sale with the final mix of tenures to be agreed between Home Group and the local authority.
