Home Group, and its partner Countryside Properties have broken ground on Phase two of the £150m South Oxhey Central development near Watford, Hertfordshire.

Home Group, one of the UK’s largest providers of high-quality housing, health and social care, has once again teamed up with Countryside, one of the UK’s leading home builders specialising in placemaking and regeneration – this time to deliver the key phase in the multi-million pound community development.

Phase two will deliver 8,500 sq. ft. of retail space, a new and improved marketplace that will also serve as a hub for community events, and 174 new homes, of which 48 will be affordable.

The regeneration of South Oxhey Central is split into three phases, with all work expected to be completed by 2022. The ambitious scheme will transform the existing town centre and three formerly unused sites into a modern and vibrant hub for local residents and businesses.

Set amongst two acres of landscaped parks and public spaces will be 55,000 sq. ft. of retail and commercial space, including an 18,880 sq. ft. Lidl food store, a revamped retail experience at Carpenders Park railway station and 514 new homes.

The new homes will provide a mix of private sale and affordable rent housing, ranging from one-bedroom apartments to four-bedroom family houses. This includes 117 high quality affordable homes, 96 to be let at social rent and 21 available for shared ownership.

Brian Ham, Executive Director of Development at Home Group, said: “We have worked hard with our partners Countryside and Three Rivers District Council to finish the first phase of this project on time, and we were delighted to welcome the first wave of residents into their newly built homes earlier this year.

“That hard work continues into Phase Two, which is such a significant phase as it will really start to shape the new-look South Oxhey Central area. That’s why everyone involved is so pleased work is underway.”

“The 48 new affordable homes in this phase are being delivered in line with the housing needs we’ve identified in the area.”

Mike Woolliscroft, Managing Director for Partnerships South, (West London) at Countryside, said: “Having worked closely in partnership with Three Rivers District Council and Home Group, today’s ground breaking is a milestone marking the excellent partnership and hard work which will benefit the community, creating high value homes set within a network of attractive, high-quality public spaces.

Jake Berry MP, Minister for Local Growth, said: “This Government is committed to boosting economic growth across of the whole of the UK and building a Britain fit for the future.

“I am delighted to see that tremendous progress is being made in the development of South Oxhey thanks to the £2.25m from the Government’s Local Growth Fund secured by Hertfordshire LEP. This ambitious £150m regeneration scheme will bring a strong boost to the local economy by providing over 500 new homes, up to 270 jobs and 55,000 sq. ft. of retail and public space by 2022.”
