Meet Joanne Gordon, Home Group's Head of Bids and Partnerships

What does your role involve? 

I head up Home Group’s Bids & Partnerships Team and have a national role to secure large scale, mixed tenure development opportunities.  This involves taking the lead on bidding activity for all public sector land disposals and long-term framework opportunities.

In partnership with private developers such as Countryside Properties, Keepmoat Homes and Galliford Try, my team and I lead on the full bid process. This goes from completion of selection questionnaires and the development of commercial development proposals to the drafting of detailed bid submissions and negotiation of legal agreements. 

The bidding process requires the team to produce creative development proposals. These include creating a vision for the new place, along with building typologies and proposals for how we would deliver social value.  During this process we assess the financial viability of opportunities and set out proposals for housing and estate management along with our proposed sales and marketing strategy which will drive value from the site and ultimately provide Home Group with a surplus that can be reinvested into affordable housing and supported services.

Through my role I have gained substantial experience of working in joint ventures with private developers and I have successfully secured a significant number of development opportunities nationally for Home Group. In fact, the team currently secures just over a third of our development pipeline. 

What’s your biggest achievement so far with Home Group? 

Securing the Hull City-Wide development programme - an exciting project that is delivering 4,000 homes over the next 15 years in Hull.  Home Group will deliver 700 homes for private sale and acquire 760 affordable homes.

What’s your ambition for Home Group and how will you influence it? 

There’s so many major projects coming to fruition so watch this space! But perhaps the most imminent is this year’s RESI awards for which we have been shortlisted as ‘large developer of the year’. Just to be shortlisted in this category is an excellent achievement, and one which I am very proud of!

What does a home mean to you?

Home is a place for family, a safe haven where we can relax and have fun.

What are you most excited about in terms of future housing developments/ design? 

We are now creating some really amazing places, with a focus on urban design and quality - our schemes at Channels in Chelmsford and Skipton Road in Harrogate are excellent examples of this. Our Design Team has really started to push the boundaries in terms of house type design and we have been creating some fantastic new house types with a focus on volume and light so that they feel spacious.
