There are three main types of repair work that we carry out to the common areas of the blocks we factor:

  • Reactive maintenance – General day-to-day repairs e.g. replacing light bulbs, repairing door entries etc;
  • Planned maintenance – These repairs are more major in nature – e.g. exterior painting, replacing windows or roofs etc;
  • Emergencies – Where Home Scotland considers that any repair, renewal or maintenance work is required as a matter of urgency.

Out of hours service and emergencies


Home Scotland’s office hours are between 9.00am and 5.00pm.The ‘Out of Hours’ service operated by Home Scotland can be contacted on 0345 141 4663 and is intended for use in the event of emergency repairs only, and operates on the basis of ‘making safe’ rather than a full repair provision.  



When the anticipated cost of any one item exceeds £300, work shall be instructed and carried out only when it has been approved by a majority of owners in the block/development, or in accordance with the provisions of your title deeds. Home Scotland may require owners to have paid their share, in full, prior to the commencement of the works.



Home Scotland may instruct works at a cost exceeding £300 per owner if the works, in the opinion of Home Scotland, are required in an emergency or it considers the expense to be justifiable on grounds of health or safety. In these circumstances Home Scotland shall recover the costs of that work in terms of Schedule 2 of their Written Statement of Service.
