Concorde Close vision

Home Group's vision for the regeneration of Concorde Close.

The regeneration of Concorde Close has been considered the most appropriate, long-term, sustainable solution to provide modern, high-quality homes for our customers. This will include high standards of energy efficient homes which will reduce energy bills, along with modern facilities such as door entry systems and increased security features, designed to reduce anti-social behaviour. 

Current problems on the estate:



• Properties are in a state of decline mainly as a result of how they were constructed



• All homes are heated by electric storage heaters, poorly insulated and ventilated resulting in higher bills for customers



• Inefficient use of existing homes with many customers experiencing overcrowding or under-occupation



• Poorly designed public and private space resulting in problems around fly tipping, rough sleepers, drug users, and non-residents accessing the block



• The estate lacks security



• Various noise complaints associated with non-residents on the estate



• Non-resident parking on Concord Close, leading to customer complaints



• Rising reports of anti-social behaviour

We would need to spend over £1.2 million on planned maintenance over the next 30 years, in addition to approximately £300,000 on structural repairs e.g. external walkways, underpass ceilings, roof and stairwells. Rather than extending the life of these unsatisfactory homes in the short-term, we believe this £1.5 million could be better used to provide new affordable homes for our customers.

Our proposals will deliver a number of benefits to current and future customers of Concorde Close, including providing new homes on the estate for all customers and improving communal areas, landscaping and security.

We believe regeneration should provide more than just improving the look of the estate. We want regeneration to help:



• Reduce fuel poverty by making the new homes much cheaper to heat and light



• Improve security through facilities such as door entry systems



• Reduce crime and anti-social behaviour



• Create new open green space for our customers to enjoy



• Provide homes that meet modern, high-quality standards and household needs



• Deliver more housing suitable to the needs of our customers and the wider community



• The estate provides an excellent location for new affordable / social rent, shared ownership and private sale homes, adjacent to a major transport hub & close to Hounslow Shopping Centre.

In July 2017, we held our first Information Session with Concorde Close customers with the aim of understanding their household needs to consider the current concerns at Concorde Close and what customers would like to see from the regeneration. This was the first step in our engagement process and we are committed to involving our customers throughout as well as working with local stakeholders to ensure the best possible scheme is delivered.

Estate regeneration will not only ensure customers who would like to stay on the estate can return to a new, high-quality home, but will also provide a mix of properties to reflect the broad range of home owners in Hounslow and contribute to achieving a truly mixed and balanced community.
