Intention to Demolish

We, Home Group Limited whose registered office is at Ridley House Regent Centre Gosforth Newcastle upon Tyne NE3 3JE incorporated as a Charity under the Industrial and Provident Societies Act 1965 (Register no. 22981R) and an exempt Charity within the meaning of the Charities Act 1993 (“the Landlord”), intend to demolish the Properties.

 

Reasons for Demolition

The demolition of the properties is required to secure the comprehensive redevelopment and regeneration of the Rayners Lane Estate, South Harrow to create a mixed tenure estate in accordance with the agreements with London Borough of Harrow made at the time of the transfer of the Properties (along with other properties) to the Landlord.

 

Proposed Demolition Period

It is proposed that demolition of the properties shall be carried out before 1 January 2011.

 

Date of Expiry of the Initial Demolition Notice

This Notice will cease to have effect on 1 January 2011.

 

Effect of the Initial Demolition Notice

During the period of effect of the Notice the Landlord will not be under any obligation to make a freehold transfer or lease in respect of any claim of the Right to Buy in respect of any of the Properties. However this initial notice does not prevent any secure tenant of any of the properties from making an application for the right to buy but such application shall be suspended for the period of the Notice.

 

Right to Compensation

There may be a right to compensation under section 138C of the Act in respect of certain expenditure incurred in respect of any existing “Right to Buy” applications.
