Our aim is to provide an open, effective and fair rent recovery process which we are committed to continually improving. In order to achieve this, we will do the following.
When you sign the tenancy agreement for your new home
We will:
- Tell you how much rent you have to pay for your home.
- Explain how and when to pay your rent.
- Tell you what you will need to pay when you sign your tenancy.
- Ask you for the appropriate amount of rent in advance.
- Explain how to claim Housing Benefit.
- Discuss any support needs you may have.
- Provide you with details of local debt and welfare agencies.
- Arrange to visit you within six weeks of moving into your home and discuss any problems you may have.
Paying your rent
We will:
- Monitor your rent account to make sure that all payments are made on time.
- Contact you at an early stage if you fall into rent arrears and discuss getting your rent account back into credit before the amount becomes difficult to manage.
- Send you details of any changes to your rent once a year.
- Send you a rent statement four times a year.
- Provide you with a rent statement within 5 working days if requested.
Legal action
If you have fallen behind with your rent payments and failed to clear the arrears or stick to a reasonable repayment agreement we will:
- Take legal action to recover your debt
- Explain your legal rights to you and what will happen if we have to take you to court
- Keep you updated throughout any legal action taken
- If you fail to make payments as ordered by the court, we will take action to evict you from your home.
